  • Intake & verify title

    • Meet client, record the transaction/issue (sale, purchase, mortgage, lease, eviction, partition, title dispute, adverse possession), get identity & ownership proofs, and check urgency.

  • Preliminary title search & DPR

    • Verify title chain, encumbrances, mutation/registry entries, tax receipts and revenue records; check for loans, court attachments or prior litigation.

  • Identify legal cause & forum

    • Decide the cause of action (e.g., breach of sale, eviction, partition, mortgage recovery, specific performance, declaratory relief) and the appropriate forum (Civil Court, District Judge, Family Court for partitions in some cases, Revenue Court, or Arbitral Tribunal).

  • Gather documents & evidence

    • Collect sale deeds, conveyance, registry copies, power of attorney, receipts, mutation entries, tax/challan, NOCs, building plan approvals, photographs, possession proof and witness details.

  • Attempt settlement / negotiation

    • Send legal notice (e.g., notice for possession, notice for breach, notice under Section 80 CPC where required), attempt negotiation or mediation if suitable.

  • Draft & file pleadings / applications

    • Draft plaint/complaint, written statement, injunction application, interim relief (e.g., injunction or ad-interim possession), or eviction/summary suits as applicable; annex verified exhibit bundle.

  • Seek interim relief when needed

    • Apply for interim injunctions, ad-interim possession, attachment or status quo to protect client’s interest while matter is pending.

  • Evidence & hearings

    • Prepare document-wise index, examine witnesses, cross-examine opponent’s witnesses, file affidavits and additional documents as ordered.

  • Judgment, decree & execution

    • Get decree (specific performance, possession, partition, declaration); file execution/proceedings for possession, sale in execution, or contempt if order breached.

  • Post-judgment remedies & registration

    • File appeals/revisions if needed; ensure all conveyancing formalities (registration, mutation) and tax/stamp compliance after sale/transfer.
